Sensational PPP project in Odense: New Theatre and Concert Hall

The PPP project with estimated total building costs of approx. 500 million DKK is centrally located on one of the best plots of the town, near the central station, Flakhaven, Odense Concert Hall and the Hans Christian Andersen Museum. The new Theatre and Concert Hall will be one of the largest culture houses in Denmark and will be the first major building project in the planned transformation of Odense’s downtown area into a completely new and modern city centre.

The new Theatre and Concert Hall will encompass a total area of 32,000 sqm, and it will house Odense Theatre and The Academy of Music and Dramatic Arts, Southern Denmark, as well as a restaurant, shops and possibly apartments for young people.Musik_og_Teaterhus2.jpg

Pending official approval, the consortium will be invited for negotiations with Odense Municipality in order to carry out the project, which will become a landmark of Odense. Through the coming spring, the detailed design of the project will be defined, so that contracting may take place in autumn. In September 2012, the City Council will give its final approval. Construction can then begin as soon the design has been finalised – probably in the spring of 2013. First of all, the City and Culture Committee is to consider the project on 20 December 2011, and then the Odense City Council can take the final decision in January 2012.

ALECTIA has an office in Odense Harbour and a long history on the island of Funen. For example, ALECTIA has won consulting for a new science and knowledge park at the University of Southern Denmark. ALECTIA has also participated in the construction of the University of Odense, Odense University Hospital, the National Archives, the Fjord and Belt Centre, the Rosengård shopping centre and Saint Canute High School sports hall.

Right now, ALECTIA is involved in several significant construction projects in Denmark, including Navitas – Denmark's largest low-energy building, Urban Media Space – Multimedia House and the New University Hospital in Aarhus, the first super hospital of Denmark.

Odense's new Theatre and Concert Hall comprises

Odense's Theatre and Concert Hall will be the result of collaboration between the contracting companies Kemp & Lauritzen and Pihl & Son, Creo Architects and the consulting company ALECTIA, as well as PH Live A/S, who will be responsible for the operation of the hall.

Contractors are currently negotiating with a future investor. Within its 32,000 sqm, the building will have several halls - the largest one with 1,800 seats. The Academy of Music and Dramatic Arts, Southern Denmark, which today is scattered across several addresses in Odense, is to enter a 25-year lease for a space of 6,200 sqm.

The complex will also accommodate nearly 1,900 sqm of apartments for young people. On the ground floor, almost 1,000 sqm for shop, cafe or restaurant are planned.

The total building cost will be 504 million DKK, and the building project will be a PPP (public-private partnership) between Odense Municipality and a consortium.

Odense Municipality contributes a site at a value of 32 million DKK to the project, as well as cash funds of 90 million DKK.
